We were initially engaged to test the opportunity with a market demand study and financial projections. Based on these deliverables and the contribution made to the hotel development, we were retained to provide additional services.

CLIENT SITUATION

Kalis Property, a division of the Kalis Group, was building an international hotel as part of Hobart’s largest CBD mixed-use development.

OUR APPROACH & SERVICES PROVIDED

Our advice focused on maximising the hotel opportunity. After delivering the market demand study and financial forecasts, were engaged to assist in the selection of an international hotel operator and negotiation of the Hotel Management Agreement. We reviewed the architectural plans and provided design advice to secure the hotel ‘s value within both the development and the Hobart marketplace. Additionally, we were engaged to join the project control group on the construction consulting team, and then to support the fit-out and hotel opening. Today we are retained as the hotel’s asset manager and owner’s representative.

OUTCOME

The 241-room Crowne Plaza Hobart opened successfully and is trading ahead of its competitive set. We were active well before the design/build phase, contributing to the valuations process, debt funding and support with various approvals for the client.  We now work with hotel management and InterContinental Hotels Group on performance, quality and the delivery of service to an international standard.

KEY INSIGHT

The design and build considered the setting and heritage of the site. The outcome is a celebration of the heritage value of the inner-city site and is a vision realised for the owners, who sought to connect guests and visitors to the natural environment and cultural values of Tasmania.
