Market demand study for a wellness-led ultra-luxury destination resort

The proposed development combined an ultra-luxury lodge with a larger premium resort. We were asked to determine how wellness, golf, dining, events and nature-based experiences could support a commercially sustainable destination while responding to the operating realities of Kangaroo Island.

CLIENT SITUATION

Terrara Development Management commissioned us to test the commercial potential of Terrara Resort as the principal hospitality component of the wider Project Eagle precinct.

OUR APPROACH & SERVICES PROVIDED

Our approach: The analysis combined destination and accommodation demand evidence with benchmarking of luxury island, wellness and golf resorts. We then tested room typologies, precinct separation, guest circulation, food and beverage, wellness, workforce, logistics and operator requirements before preparing detailed trading forecasts.

Services provided: Market demand and feasibility; strategic positioning; concept and facilities planning; wellness and golf strategy; guest experience development; food and beverage and events advice; workforce and operational review; operator strategy; and financial forecasting; and market sounding with a target group of ultra-luxury operators.

We established an integrated framework in which the lodge and resort fulfilled distinct but complementary roles. The recommendations addressed experience depth, operational simplicity, staffing, island logistics and the disciplines required to support longer stays and protect pricing..

KEY INSIGHT

Wellness and golf would be most effective as demand anchors when supported by compelling dining, nature immersion and a broad range of on-property experiential hospitality experiences.
