HOLIDAY INN AUCKLAND AIRPORT

The assignment considered whether value would be best created by refurbishing the existing hotel, substantially repositioning it or adding further rooms. It also needed to address the hotel’s product, food and beverage, meetings facilities, operating structure and future brand strategy.

CLIENT SITUATION

Cockpit International engaged us to assess the future positioning and investment potential of Holiday Inn Auckland Airport.

OUR APPROACH & SERVICES PROVIDED

Our approach: We inspected the hotel and its principal competitors, analysed airport and commercial demand, reviewed guest feedback and assessed the property’s physical and operational strengths. Base and repositioning scenarios were modelled, supported by a hotel-wide refurbishment framework and a strategy for future operator engagement.

OUTCOME

The study established a targeted, rate-led repositioning strategy for the existing hotel and a sequenced investment plan. It also clarified the role of the property’s undeveloped capacity, allowing future expansion rights to be preserved without diverting capital from the core asset opportunity.

KEY INSIGHT

The hotel was not constrained by an absence of demand. Its principal opportunity was to close the gap between the quality of the existing product and the position it could credibly occupy within the airport market
